Bank appraisals soar 18.1% in June

According to figures published by the National Statistics Institute, the Oeste e Vale do Tejo region recorded the most significant monthly increase in the country, of 2.5%. Only the Alentejo recorded a fall of -0.3%.

On the other hand, in the year-on-year variation, the highlight goes to the Setúbal Peninsula, where the median valuation rose by 22.8%. There was no drop in the country.

The regions of Greater Lisbon, the Algarve, the Setúbal Peninsula, the Autonomous Region of Madeira, the Alentejo Litoral and the Porto Metropolitan Area had appraisal values higher than the country's median by 52.0%, 34.7%, 18.8%, 14.2%, 7.3% and 0.7%, respectively. On the other hand, Beiras e Serra da Estrela, Alto Tâmega e Barroso and Terras de Trás-os-Montes were the regions with the lowest values in relation to the country's median (-52.2%, -50.8% and -49.9%, respectively).

In June, the median bank valuation of apartments reached 2,208 euros per square meter, 22.9% more than in June last year, and 2.5% more than in May. The highest values were seen in Greater Lisbon (2,940 euros/m²) and the Algarve (2,596 euros/m²), with the Alentejo showing the lowest value (1,386 euros/m²). Once again, the Setúbal Peninsula stands out with the most significant increase, of 24.1%.

With regard to houses, the median valuation was 1,389 euros/sqm, 9.2% more than in June 2024, and 0.4% less than in May. The highest values were recorded in Greater Lisbon (2,669 euros/sqm) and the Algarve (2,505 euros/sqm), with the Center and Alentejo recording the lowest values (1,047 euros/sqm and 1,103 euros/sqm, respectively). Once again, the Setúbal Peninsula showed the highest year-on-year growth in the country (17.2%), with no decline.

This month, there were 32,602 bank appraisals (20,557 apartments and 12,045 villas), 7.5% less than in the previous month, and 2.8% more than in the same month of the previous year.
