According to Confidencial Imobiliário's Residential Price Index, house prices in mainland Portugal accelerated again in February, up 2.1% on the previous month. This is the biggest monthly increase in over a year, confirming the acceleration trend seen in January, which is already visible in the year-on-year rate of change.
In fact, in February 2025 house prices increased by 13.6% compared to the same month in 2024, the highest year-on-year increase since September 2023, when price growth was slowing down in the context of a loss of momentum in demand.
The data is revealed by Confidencial Imobiliário as part of the Residential Price Index for February, which reflects the evolution of housing prices, based on actual transaction values.
Sales continue on the growth trajectory of the last year. In the three months between December 2024 and February 2025, Confidencial Imobiliário estimates that 42,365 homes will be sold in mainland Portugal, a volume that represents an increase of 2.9% compared to the 41,150 transactions estimated for the previous three months (between September and November 2024), according to projections based on data reported to the SIR -Sistema de Informação Residencial (Residential Information System) database.
Around 13% of the sales estimated for the last three months, between December 2024 and February 2025, will be concentrated in the new housing segment and the remaining 87% in the used segment. During this period, the average house sale price in mainland Portugal reached 2,634€/m2, standing at 3,759€/m2 for new homes and 2,747€/m2 for used homes.
