12-story towers, 73 homes, and the conversion of a quarry are planned for Canidelo

Three 12-story towers on Rua de Bustes, the construction of 73 housing units at Quinta do Paço, and the redevelopment of the Madalena quarry—located primarily in Canidelo—are projects planned for Gaia, according to information obtained by Lusa on Wednesday, April 8.

According to documentation accessed by Lusa, three distinct projects are involved: the Bustes development, with three planned towers of 12 stories each; the Quinta do Paço development, which calls for 73 housing units near the Canidelo church; and the preparation of the Detailed Plan for Pedreira da Madalena (which, despite its name, is located mostly in Canidelo), with a 12-month deadline.

Regarding the development on Rua de Bustes, next to the Sport Clube Canidelo stadium, the project calls for the construction, in the first phase, of three 12-story towers (three fewer than previously planned) standing 40.88 meters tall on that street, for a total of 19,753.98 square meters of gross floor area, with plans also in place for an urban park.

The second phase, meanwhile, involves the construction of two six-story buildings (8,300.04 m² of gross floor area), but is “contingent upon the municipality’s completion of the VL1 (Municipal Structural Axis).”

With regard to transportation, only parking is mentioned, with the developer noting “the creation of 599 private (on-site) parking spaces and 71 public (off-site) parking spaces, plus six spaces designated for people with limited mobility.”

As for the Quinta do Paço development, next to the church and cemetery of Canidelo, four lots are involved, three of which are for residential construction: one with 41 units (eight two-bedroom, 24 three-bedroom, and nine four-bedroom) and a gross floor area of 9,039.44 m², another for a single-family home (gross floor area of 454.30 m²), and another for 31 housing units, of which 21 are three-bedroom houses and 10 are two-bedroom apartments (gross floor area of 5,856.40 m²).

Land is to be transferred to the municipality for road construction, as well as a plot of 864.55 m² “adjacent to the north of the Day Center of the Canidelo Association for Social Solidarity with the Elderly, for the purpose of expanding that facility.”

Finally, the preparation of the Detailed Plan for the Madalena Quarry, with a 12-month deadline and subject to a Strategic Environmental Assessment, covering an area of 39 hectares adjacent to the Linha do Norte railway line, the A1 highway, and Lugar do Fojo, also encompassing the City Council’s construction sites.

Since the Municipal Master Plan (PDM) classifies the zone “as Urban Land, in the category of General-Use Urban Expansion Area” and as mixed-use, these areas “are intended for the expansion of urban areas with the highest urban density,” with the PDM stipulating that “multifunctionality should be promoted in these areas and that the dominant uses are housing, commerce, and services,” with complementary uses for public facilities.

All procedures, which originated with the previous PS administration, were approved at Tuesday’s closed-door meeting, with votes in favor from the majority of the executive led by Luís Filipe Menezes (PSD/CDS-PP/IL) and Councilman António Barbosa (formerly of Chega), and abstentions from the PS.
