Strategically located 12 km south of Porto city center, with access to the A29 (Aveiro–Porto), A1 (Lisbon–Porto), A20 (Gaia–Porto), and A32 (Gaia–Oliveira de Azeméis) motorways, the asset consists of four units, each with a minimum GLA of 5,200 m², one of which is already reserved.
The new logistics center aims to achieve BREEAM EXCELLENT certification and will include a 138 kW photovoltaic power plant, with an estimated annual production of 194 MWh.
The groundbreaking ceremony in July was attended by André Machado, Director of Asset Management in Portugal, together with the Portuguese team from Logicor, António Miguel Castro, President of Gaiurb, representing the Municipality of Vila Nova de Gaia, as well as representatives from CBRE and Garcia Garcia.
André Machado said: “Canelas is a strategic asset located in a prime distribution location, allowing our tenants to maintain continuous logistics operations. Thanks to the strong collaboration of our technical teams and a deep understanding of our customers' needs, we are developing a building designed to be both technically and environmentally efficient. This innovative project reinforces our commitment to providing cutting-edge logistics solutions that drive tenant success and support sustainability. The municipality's cooperation has been instrumental in helping to ensure economic growth benefits for the entire region."
