Edimarip, a company belonging to the M2O Group, is developing a new gated community of four-bedroom houses in Vila Nova de Gaia, located between Rua do Campismo and Rua dos Combatentes, with a total investment of €25 million. The project, called Madalena Vila Mar, stands out as the only development of its kind on the beachfront of the Gaia coast.
Currently, the development is at a balanced stage of completion and sales, with around half of the work completed and 50% of the units sold. The project consists of 20 two-story houses, built on a 9,692-square-meter plot, with a reduced occupancy rate of less than a quarter of the total area, which allows for green spaces, leisure areas, and a direct relationship with the natural surroundings.
The development is being marketed by Predial Mar and maintains a low-density positioning, focusing on a layout that favors privacy and quality of life. Each villa, with a total gross area of around 240 square meters, has been designed to meet the demands of contemporary family life, incorporating private gardens, a garage, and outdoor parking with a porch.
The construction schedule points to completion at the end of 2026, with the first deeds expected in the first half of 2027. The developer also plans to make two semi-detached houses available as model homes, one of which will be fully furnished and decorated, in early 2026.

The development includes a heated swimming pool, deck, gym, central garden, lounge areas, and a pet-friendly park, in a safe and exclusive environment. There are two detached houses (one already sold) and eighteen semi-detached houses. Sale prices range from €1.1 million to €1.25 million.
“There is no similar development on the Vila Nova de Gaia waterfront, all the way to Espinho, and as this is an extremely exclusive condominium in a prime area, sales are expected to accelerate considerably in the coming months. The high-end market continues to be in high demand,” says Martinho Machado, General Manager of Predial Mar.
