PEDRAS.COOP has a projected budget of €8.4 million and will consist of 13 three-bedroom apartments with private gardens and swimming pools.
Seven of these 13 residences will be garden houses, while the remaining six will be river houses, with garden areas ranging from 123 to 399 square meters (m²) and from 35 m² to 120 m², respectively.
Designed by the architectural firm Cerejeira Fontes, the project maximizes sun exposure (east/west) and family privacy, with the most private areas of each house (the bedrooms) located on the upper floor, while the ground floor will be dedicated to social areas, such as the kitchen, living room, and dining room.
Pedras.coop, MOME's first project, stands out for its commitment to the environment. The work, which is being carried out by Fielnorte, uses materials such as solid brick, which, in addition to being timeless, does not require maintenance costs. The development will also feature photovoltaic panels, heat recovery, and an A+ energy rating.
Inside, the underfloor heating and high thermal and acoustic performance are noteworthy. Also noteworthy are the garages, which will be pre-sized for the installation of electric vehicle chargers.
