NIPA Capital, based in the Netherlands, has successfully completed the sale of four plots of land in the Paço de Rei development, located in Vila Nova de Gaia. The land, consisting of four plots, has an above-ground construction area of over 30,000 m² and around 9,000 m² in the basement.
After the acquisition, NIPA Capital developed and licensed a project for the implementation of a set of serviced apartments, with more than 500 units and large common areas. To mitigate the obstacles inherent in the construction sector, a modular approach to architecture was designed, allowing different typologies to share a standardized base.
A prefabricated construction system was also developed, with industrial logic, allowing production in a controlled factory environment, followed by transportation and assembly on site - which boosts efficiency and quality control.
For Nikolaas Henket, Partner at NIPA Capital, "the strategic location of Paço de Rei - next to Mercadona, just two minutes from Aldi and five minutes from the future TGV station - adds even more value to the municipality of Gaia. This project contributes to the continued development and attractiveness of the city, both for residents and investors".
Pedro do Carmo Carvalho, Country Manager of NIPA Capital, said that "before the sale, NIPA Capital structured the investment and led the architectural concept of Paço de Rei, proposing a model of serviced apartments in line with the new ways of living in urban areas. Although we are not the developers of the project, our modular and prefabricated approach guarantees a cost-efficient, sustainable and future-proof solution."
